New Valuation Engine
Blooma has updated it’s valuation game. Now, get a new valuation when you upload P&L at deal creation, or through the document upload center. Blooma will parse your P&L data line by line and give you a tailored valuation that you can edit as you wish. Also, create and compare your own valuations and choose from Market, In-Place, and Custom data sources to use in your valuations. Learn more at our feature spotlight page: New Valuation Engine
New Rent Roll Interface
Keep years of historical data, as well as current tenant data, secure and organized in Blooma. Now, you can easily use this data to help build out your valuations and sets of comparables.
Default Rent Roll: Select a default rent roll that you can use when creating and comparing valuations. Pull vital information into your valuations from up-to-date data.
Effective Date: Users now have the option to add an effective date, you can keep track of performance over time for things like:

Revenue
User Must Input Sale Date to Create a Manual Sales Comparable
When adding a manual comp, user must input a sale date to do so. When clicking on the calendar icon to add a sale date, a calendar appears and allows the user to scroll through and select a date.
Users Must Now Upload Documents Individually
Documents uploaded to Blooma, like Personal Financial Statements, must be uploaded one at a time. Exception: Tax returns may be uploaded in bulk.
Negative Values Accepted in Rate Spread Field
Blooma now allows for a negative rate spread to be entered into the system.
Removing SSN Requirement for Uploading Documents
Users will no longer need a Social Security Number when uploading a Personal Financial Statement, Schedule of Real Estate, or Tax Return to Blooma.
Refresh Page When Saving Deal Details
When a user edits any affecting field in the Deal Details pop-up, the page will now automatically refresh in order to load the relevant information into the global financial and stress test sections of the Deal Summary page.
New Pipeline Filters
Users now have the ability to organize their pipeline using two new filters: by risk rating, and by deal score. Filtering by risk rating is only allowed on originated deals, and will offer a multi-select option where the user can choose one or more options from 1-8. Filtering by score will be broken down as follows:

Interest Rate Available for Stress Test

Inactivity Will Direct Users Back to the Login Page
If a user is inactive for 30 minutes, they will be directed back to the login page and prompted to login again.
Known Issues

On valuations, when alternative valuation is set to Rent Roll revenue, the vacancy displayed is the rent roll vacancy but the amount is shown as N/A because the loss in revenue is assumed in the revenue line

Cash flow line items allow for negative values but will display as double negative values; calculations, however, are correct.

Unable to match vacancy in documents loaded to Blooma due to deltas in how vacancies are calculated between Blooma and the source document. The NOI will still match uploaded document.

Unable to match revenue and vacancy on mixed use properties where source documents utilized a combined revenue and vacancy factor. Blooma document parsing will break up the corresponding revenue and vacancy based on the square footage of the subject property.

You can only edit “Other Income” by choosing a manual expense in the valuation section.

Adjusting the valuation tab order does not save.

Vacancy displays as N/A on the Property Details summary.
