When you upload a document through the Document Upload Center, you can expect your data to be updated within two hours, but often quicker than that! We’ll send you a notification when your data has been entered and your Deal has been updated. Blooma is capable of parsing several historical P&L’s and Rent Rolls, as well as creating multiple valuations based on cash flow documents that you upload, so send us what you’ve got!
From the Deal page you can upload Collateral P&L, and Rent Roll data. From the Contacts page (or from the Deal page if you have contacts already associated with the Deal), you can upload Tax Return, Personal Financial Statement, and Schedule of Real Estate documents. All Deal documents uploaded through the document upload center are connected to and contained within a specific collateral within a Deal.
P&L Statements
The content that is parsed from uploaded documentation is dependent on the contents of the documentation itself as well as the Loan Type of the Deal that it is being uploaded to. Blooma will always attempt to pull the most relevant and accurate data from any documents uploaded.
For Acquisition, Refinance, Permanent, Stabilization, and Unknown loan types Blooma will always parse one Proforma cash flow and one Property Historical T12 cash flow (2 total).
For Construction, Acquisition Construction, Refinance Construction, and Bridge loan types Blooma will attempt to parse one Proforma cash flow including In-place (Year 0), as well as Year 1 though Year 5 future cash flows (6 total).
Note: If Property historical data is less than 12 months, Blooma will parse the most recent historical data shown, for example T3, T6, T9. The resultant cash flow will be labeled and dated accordingly.
When you upload P&L information, Blooma will parse that into a cash flow table and give you a valuation based on the data provided. You can check out your new P&L based valuation in the Property Income Valuation section on the Deal page.
