The Property Income Valuation section is where you’ll find Blooma’s market valuation, any valuations created from uploaded P&L documentation, as well as any custom valuations you have created for your Deal. Click on “Property Income Valuations” to view, edit, or compare any of your valuations in this section. Valuations are created on a Collateral level, if you have more than one Collateral, select which one you would like to view valuations for at the top of the Valuation tab.
Creating a New Income Valuation (Manual)
To create a new Custom Income Valuation, click on “Property Income Valuations”. Next, click “Add Valuation” which will take you to the screen shown below where you can fill out a few fields to create your valuation including selecting a source for Income, Vacancy, Expenses, and Cap Rate. Note: You can set your valuation as “Primary” from this modal as well which will cause it to be utilized in loan metrics like LTV.
Note: To be able to edit other categories in the cash flow table, be sure to set your Expense Source to Manual.
Creating a New Income Valuation (Document Upload)
Creating a new Income Valuation through the Document Upload Center is easy. Simply open the Doc Upload Center modal at the bottom of the Deal Page and upload a Collateral P&L using the blue “Upload” button.
Blooma will then parse the appropriate information from your document, and you will receive a notification when your P&L data has been entered and your valuation has been created. Documents must be uploaded one at a time and you can edit and view your valuations in the Property Income Valuations section.
Duplicating a Valuation
Once you’ve created a valuation, either manually or by uploading documents, you can duplicate any of the valuations you’ve created! Navigate to the valuations section and click “Add Valuation” where you will be given the option to create a new valuation, or to duplicate an already existing valuation. Once it’s been duplicated you can edit as if it were a brand new valuation.
Editing Cash Flow
In both scenarios for creating valuations, once the P&L is uploaded users have the ability to change the cash flow line items to whatever they prefer. You can also use the drop down menu to adhere to the Blooma expenses standard (called CREFC). Navigate to the Valuations section and click “Edit Cash Flow” to be able to access the drop down menu shown below. Edit the line item’s category, description, and amount to reflect your data most accurately. Note: You can copy and paste directly into the P&L grid in Blooma.
Comparing Income Valuations
To compare Income Valuations simply navigate to the Deal Page and click “Property Income Valuations”. From there, if you have more than one valuation, you can click “Compare” to see multiple valuations side by side.
Once you click compare, you’ll have to choose which valuations you would like to compare from the drop down menus at the top of the modal. The line items should be arranged in alphabetical order.
You can compare any assortment of valuations that have been created within a Deal! Add and remove valuations easily from this page and compare 5+ valuations at a time. Use the “Clear Comparison” button to reset the compare screen and start from scratch.
Note: Blooma will now store your selections so when you return to compare valuations your selections remain in order. Use the “Clear” button to clear your saved selections.
View and Edit Discounted Cash Flow
View and edit DCF models for each cashflow present in your Deal. Navigate to the Property Income Valuations section and click “View DCF” to open. From there you can click “Edit DCF Model” to be able to alter the Discount Rate as well as the revenue and expense growth rate for each year.
