Blooma has replaced and/or enhanced a few of the sources that provide relevant and up to date data for our users:

New Editable Fields for Manually Created Sales Comparables
Users can now edit all fields in manually updated comparables that are available in normal sales comps. When adding a comp, the newly editable fields have been added at the end of the manual comp upload table, and are also editable in the edit comparable modal.
Additional Fields Available in Rent Roll (and Rent Roll Details) Table
Your Rent Roll and Rent Roll Detail tables just got more precise with the addition of “Lease Start Date”, and “Lease Type” columns. For residential components, only lease start date has been added. For commercial components, you may select an individual lease type for each tenant from a list of options including: Full Service, Single Net, Double Net, Triple Net, and Month to Month. You may also keep the default NA value.
Deal Sizing Tool
The Deal Sizing tool allows you to quickly view the maximum loan amount based on adjustable Deal metrics. Adjust your preferred Debt Yield, DSCR, and LTV to calculate the loan amount associated with each. To access the Deal Sizing functionality, navigate to the bottom of the Deal page and click the tab next to the Stress Test, or click the loan amount to open the modal. When you’ve adjusted the sliding bars, click calculate and the system will show you a deal size based on each metric you’ve selected.
New Visualizations for Portfolio Stress Test Breakdown
When stress testing a group of Deals together, you can now see each individual Deal broken down by a certain metric. Choose a bar graph, bubble graph, or tree map to visualize LTV, DSCR, and Debt Yield across each Deal in your chosen stress test group.
Create Smart Rent Rolls
You can now create a “Smart Rent Roll” for Residential and Commercial assets. Using an actual rent roll, click “Add Rent Roll” and select “Smart Rent Roll”. This will create a new rent roll using actual lease prices for occupied units, while filling in market rates taken from comps for the vacant units. Smart Rent Rolls are a great way to model the potential success of partially unoccupied spaces.
Updated File Upload Notifications
Now when you upload a file through the Document Upload Center, a notification will be sent to the user that uploaded the file as well as the Deal owner.
