New Market and Submarket Data
Now you can see market and submarket data in each Deal when available. Market and submarket data is now provided by Greenstreet. Scroll down the Deal page to view market and submarket data and gain insight into the environment of your subject property.
Export Results From Portfolio Stress Test
Users can now download an excel document containing the results of their portfolio stress test straight from their Blooma pipeline. The excel doc will contain:

Deal Names of each deal in the stress test

Baseline stress test values for LTV, DSCR, Debt Yield for each deal

Comments Enabled for Document Uploads and Intelligent Deal Creation
An optional comment box has been added to the Intelligent Deal Creation modal, as well as the Document Upload Center. This allows users to provide a deeper level of context in order to return better results from their uploaded documents and Deal information.
Sales/Rent Comp Distance From Subject Property Now Included in Deal Extract
When exporting data from a Deal, Blooma will now include the distance from each comparable (both sales and rent) in the Deal, to the subject property in miles. To download your Deal data simply navigate to the Deal page and click the “Download Data” button in the toolbar to the right-hand side of your screen.
New Field: Maturity Date for Portfolio Deals
Now you can filter your portfolio pipeline by loan maturity date as well. Filter or sort from the top of your portfolio silo and see only the most relevant Deals.
Deal Sizer Module Updates
When you make edits within Blooma’s Deal Sizing modal, your changes will save within that Deal. Edit metrics like LTV, DSCR, Debt Yield, Interest Rate, and Amortization Term to gain insights into your Deal and Loan Amount and keep your changes for further usage.
Now you can enter values to the third decimal level. Also, hover over each Deal sizer metric to see the values used in the calculation creating each loan amount.
To gain insight in to how Blooma is calculating the maximum loan amount for a Deal based off certain constraints, hover over the constraint to view the calculation used. The tooltips are as follows:

New Debt Service Options Available
For originated Deals only, users can now select between a “Calculated” and “Manual” DSCR. Selecting the default “Calculated” uses the Deal data that is available in Blooma, and selecting “Manual” gives the user the option to enter the annual Debt Service amount directly.
Filter Sales Comparables by $/SF and $/Unit
Now you can filter your sales comps by $/SF and $/Unit. Navigate to the comparable modal and click the filter icon in the top-center of the modal. From there you can choose from many filters including the two newest filters previously mentioned.
