Upload a Rent Roll at Deal Creation, at any time after creation through the Document Upload Center, or manually key in the information yourself. Although you need to upload documents one at a time, Blooma allows multiple rent rolls to be added and stored in the system. You can compare Rent Rolls against each other, and against your comparables with the button in the top right corner of the Rent Roll section. Also, use your rent roll data to populate things like revenue and vacancy in your valuations!
Note: Be sure to go back and review each line item of your Rent Roll for accuracy. Take into account any cells highlighted in red. These cells either require data to be populated, or contain unacceptable characters. Make the necessary edits and don’t forget to save your work.
Users have the ability to compare rent roll summaries between multiple rent rolls as well as comps pricing. Residential components have both a summary graph and table whereas commercial components only have a summary graph. For both graphs, users can hover their mouse over each bar to gain a detailed description including exact Rent Roll Name, $/SF/Month or $/SF/Yearly (for commercial), $/SF or $/Unit (for residential), and bedroom count (for residential).
Blooma supports comments at the rent roll level for all asset types. Blooma also supports line-item level comments for Commercial rent rolls. You can add any written notes or comments to your rent rolls, and the data is available for download into your template.
You can filter and/or sort your Rent Roll by clicking on the line item header name of the column you would like to sort or filter on. The upwards or downwards facing arrow will sort from values high to low, and the three lines will open a modal to allow you to filter based on your requirements.
