Blooma will summarize the displayed sales comps within the table in the "Sales Comparables" section of the Summary page and the Property Valuations page. That table includes the square footage and unit count for the component, which the average sales comp data is then applied to. The square footage and unit count of the component is parsed from the deal Offering Memorandum/Executive Summary, and from Blooma's valuation APIs. Users are able to adjust the unit mix of the component at any time.
Commercial component types will display summarized sales comp values in a $/SF format. Residential component types will display summarized sales comp values in both a $/SF format and a $/Unit format. Blooma will summarize both the average $/SF and $/Unit (when applicable) and will apply those average values to the subject component, to determine a sales comp approach value.
The final Sales Valuation for the component will be displayed on the Summary page and property Valuations page under the "Sales Comparables" sections.
