Users can add or remove sales and rent comps at any time. Doing this will update the sales and rent summary valuation tables which are used for valuing the deal components.
Adding Sales and Rent Comps - to add sales and rent comps navigate to the top right of each comp section. Select the icon named "Add Comparable".
Once selected, the following screens will be displayed.
Users can add any comparable by selecting the "Add Comparable" icon. Users can add multiple comps at one time, and just need to select "Save" once all of the comps to add have been selected. Once added, those comps will be displayed within the sales and rent comparable tables and will be included within the summary average comp data, which is utilized for valuing the subject component.
Removing Sales and Rent Comps - to remove sales and rent comps, navigate to the right of any comp within the comp section. Select the icon that looks like a negative sign (-).
Once selected, a window will be displayed asking the user to confirm that they would like to ignore the comp.
Once the user has selected "Ignore" the comp will be removed from the summary component table, where comp averages are calculated and will be moved to the "Add Comparable" window. The comp which has been ignored will not be factored into the averages that are applied against the subject component.
