Cash Flow Editing Table Improvements
We’ve redesigned the Cash Flow editing experience to make financial data easier to review and update. The new Cash Flow editing table will now populate upon New Cash Flow creation in lieu of the old modal that prompted users to select sources. Now all edit options are shown in the edit table and are available immediately upon new Cash Flow creation.
Edit all values in one table
Revenue, vacancy, income, and expense values can now be edited directly within a single structured table, eliminating the need to switch between multiple editing interfaces.
Table layout aligned with the Cash Flow view
The editing table now closely matches the layout of the Cash Flow view, creating a more consistent experience when reviewing and updating financial information.
Automatic component revenue and vacancy rows
Revenue and vacancy rows for each property component are now automatically generated in the table, allowing users to enter values directly while ensuring required rows are always present.
Faster entry of custom line items
Users can quickly add new line items to each category using the “+ New Item” row directly within the table.
Improved value formatting and validation
Financial values now automatically format for readability and consistency, including currency and percentage formatting, default values, and validation to prevent missing required inputs.
Copy Data from Existing Cash Flows
We’ve added a faster way to build Underwriting and Pro-Forma cash flows using data from existing financial statements.
Copy specific categories between cash flows
When editing a cash flow, you can now use “Copy from Existing Cash Flows” to copy individual categories from other cash flows in the same collateral. This makes it easier to build projections using the most relevant historical data.
For example, you can:
Copy Revenue from a T-12 cash flow
Copy Vacancy & Concessions from a 2023 statement
Copy Expenses from a 2022 statement
Flexible scenario creation
Instead of duplicating an entire cash flow, you can selectively copy only the categories you want:
Revenue
Vacancy & Concessions
Other Income
Expenses and Below-the-Line Expenses
This gives you more control when creating underwriting scenarios or forward-looking projections.
Clear overwrite behavior
When a category is copied from another cash flow, all existing data in that category will be replaced with the copied values. This ensures the category fully reflects the selected source cash flow.
Simple workflow during editing
The Copy from Existing Cash Flows option is available while editing a cash flow.
Select the source cash flow for one or more categories.
The selected categories are copied into your current cash flow, where you can make additional adjustments before saving.
Link Sources for Cash Flow Data
We’ve introduced a new way to manage cash flow data sources directly within the table, making it easier to see where values come from and preview updates before saving.
Link cash flow categories to data sources
You can now link categories like Revenue, Vacancy & Concessions, and Cap Rate to available data sources directly from the table using the Link button. Linked categories automatically populate values from the selected source.
Preview source values before saving
When a source is linked, the table immediately shows the values pulled from that source so you can review the impact before saving your changes.
Rent Roll–based revenue linking
Revenue can now be linked to Rent Roll data for each property component. When linked:
Component revenue values are populated from the selected rent roll.
Vacancy & Concessions automatically link to Rent Roll and lock to 0%, since vacancy is already reflected in the rent roll revenue.
Easily unlink sources when needed
You can unlink a category at any time to switch back to manual editing. When unlinked, the current values remain in place so you can adjust them as needed.
Automatic unlink when editing values
If you manually edit a value in a linked category, the system automatically unlinks the source and preserves the existing values, allowing you to continue editing without losing data.
Simplified workflow
Source selection and management now happen directly within the cash flow table, replacing the previous Edit Cash Flow Sources modal and creating a faster, more transparent editing experience.
Manual Revenue Line Items in Cash Flow Table
We’ve expanded the Revenue category in the cash flow table to support more complex revenue structures.
Add custom revenue line items
You can now add manual line items directly within the Revenue category, allowing you to capture additional revenue components that aren’t included in the standard component revenue rows.
This helps model common scenarios such as:
Gain (Loss) to Lease
Additional rent adjustments
Other revenue items that appear before vacancy in a typical cash flow statement
More accurate cash flow structure
Previously, additional revenue items had to be entered under Other Income, which placed them below the Vacancy & Concessions category and disrupted the natural order of the cash flow.
Manual revenue lines ensure these items now appear in the correct section of the statement.
Updated revenue calculations
Manual revenue line items are now included in Total Revenue calculations, ensuring that vacancy and other values that depend on total revenue update accordingly.
This improvement makes it easier to represent real-world revenue structures while keeping the cash flow organized and accurate.
Removed all SSN and EIN Data From Main API and API Gateway Endpoints
Blooma no longer collects and stores any SSN and/or EIN data. The entry points in the front end have been removed as well to maintain a consistent UI.
