New Features
Added a 'New Unit Mix' Action for Residential Rent Rolls
In preparation for the upcoming unit mix/rent roll unification, in the rent roll section users can now create a standalone unit mix for residential properties by selecting the New Unit Mix option from the dropdown list within the rent roll creation button. This capability enables underwriting and scenario modeling for multifamily assets where unit by unit rosters are unavailable, such as construction projects or initial offering memorandums.
The table captures unit groups directly across property types:
For residential properties, users enter unit counts, square footage, occupied counts, and rents, while market rent calculates automatically from comparable rates for each bedroom count.
For commercial properties, existing rent rolls work for both detailed tenant information as well as summarized data
Occupancy displays as both a percentage and an occupied count, with the percentage calculated using that specific row's unit count as the denominator. Because unit mix rent rolls capture group summaries rather than individual tenant leases, lease expiration charts and tenant turnover metrics are hidden.
Automatically Create Unit Mix from Existing Residential Detail Rent Rolls
Users can now duplicate an existing residential detail rent roll into an editable unit mix rent roll by selecting the Unit Mix action under the Duplicate menu in the action list. This eliminates the need to manually re-enter unit groups when pivoting from a detailed tenant lease audit to group level scenario analysis.
The new unit mix generates group rows based on the active Summarize By selection on the source rent roll’s calculated unit mix tab:
Unit Type: Groups rows by unit type
Bed: Groups rows by bedroom count
Bed & Bath: Groups rows by bedroom and bathroom combination
When duplicating a rent roll into a unit mix, values carry over from the source calculated unit mix. However, market rent calculates against current comps and cells with mixed underlying values start blank (i.e. same bed/bath count but differing unit types would show a blank unit type when grouped by bed/bath count). Total actual rent weights by occupied unit counts, which ensures that vacant units on the detail rent roll do not distort group revenues.
Improvements
Informational Banners for Residential Unit Mix Rent Rolls
Clear informational banners now appear at the top of residential unit mix tables to help users distinguish between different rent roll modes. This guidance prevents confusion between view only calculated summaries and editable standalone unit mix tables.
Each banner provides immediate context tailored to the active surface:
Calculated Unit Mix tabs on detail rent rolls display a banner indicating the table is view only and directing users to the duplicate action to edit values.
Standalone unit mix rent rolls display a banner confirming the table contains group level data with directly editable cells.
Commercial rent rolls and detail unit tables remain free of banners.
Archived Status Flag in Collateral Files API
For API-based workflows, the collateral files retrieval endpoint now includes an archived status indicator on every rent roll and cash flow file record. Because multiple financial records can be extracted from a single uploaded document, the indicator tracks each rent roll and cash flow individually rather than at the source document level.
The endpoint continues to return both active and archived records without altering existing filtering behavior. This allows external integrations to identify and exclude archived financial files automatically, keeping connected loan origination systems synchronized with active deal data.
Fixes
Cash Flow Review Screen Value Overwrite on Save
Saving or submitting changes on the cash flow review screen now correctly replaces existing line item values on the deal. Previously, clicking Save Changes or Submit multiple times accumulated values on top of existing figures on the deal cash flow, even while the review screen displayed the intended numbers.
Repeated saves and submissions are now fully consistent, ensuring line item values on the deal always match the exact amounts displayed on the review screen. This prevents inadvertent inflation of deal income and expense totals during financial statement reviews.
