Blooma will summarize the uploaded In-Place P&L for each collateral property listed in a deal. The In-Place P&L can be uploaded at the beginning of deal creation using the Intelligent Deal Creation option or in the Bulk Upload Documents section after a deal has been created. Once uploaded, the P&L figures will be parsed into the corresponding fields of the Cash Flow table located on the In-Place Income tab of the Property Valuations page.
Blooma pulls the Total Revenue, Total Expenses, and Net Operating Income from the In-Place P&L into the Cash Flow table. Below the Net Operating Income, the system provides a Cap Rate pulled from market data, based on the asset type and region the property is located in. The NOI is then divided by the Cap Rate to produce the In-Place Income Valuation figure. Users are able to edit any values in the Total Revenue, Total Expenses, NOI, or Cap Rate sections at any time.
The user can upload a new P&L for each piece of collateral listed in the deal. Once uploaded, the user can review the different P&L figures by selecting the corresponding address on the top left side of the In-Place Income Valuations page.
The valuation for each collateral will be added together and displayed as the total In-Place Valuation on the Valuations chart at the top of the Summary page.
