New Features
Independent Vacancy Sources for Rent Roll Revenue Links in Cash Flow
Users can now link cash flow revenue to a rent roll without locking vacancy to that same source. Previously, linking revenue to a rent roll required vacancy to mirror it, which prevented teams from pairing rent roll revenue with market or custom vacancy rates.
Revenue change controls: When linking rent roll revenue to a cash flow, a new "Also link Vacancy" checkbox appears below the rent roll selectors. It defaults to checked on initial setup, but clearing the checkbox links revenue while leaving vacancy on its current source and values. Clearing this checkbox on an existing link unlinks vacancy and preserves its existing figures as manual entries.
Vacancy change options: The lock indicator has been removed across residential, commercial, and hotel cash flows, allowing users to choose market vacancy or enter manual figures while revenue remains linked. A new "Rent Roll (Same as Revenue)" option is available when revenue is linked, applying the same rent roll and Gross Potential Rent calculation method to vacancy.
Automatic source handling: If revenue switches to a different rent roll, vacancy follows it automatically when set to rent roll. If revenue is unlinked, vacancy unlinks as well and retains its current numbers as manual entries. Typing directly into a linked vacancy row also converts vacancy to manual entry while keeping the revenue link intact.
This flexibility allows teams to reflect property gross potential rent directly from rent rolls while applying independent market assumptions or custom figures.
Improvements
Standardized Error Codes for Missing Deals
For API-based workflows, endpoints that retrieve deal details and collateral summaries now return a fixed error code whenever a requested deal identifier is not found.
Previously, these endpoints returned generic success responses containing descriptive text, requiring external systems to rely on exact sentence matching. Integrations can now programmatically detect missing deals through a stable identifier and present clear, tailored messaging in their own applications.
Top Level Collateral Identifiers in File Information Responses
For API-based workflows, file information responses now include the primary collateral identifier directly at the top level of the returned data.
Previously, the collateral identifier was located inside nested cash flow records, meaning collateral records with rent rolls but no cash flows omitted the identifier completely. This update ensures external systems and document pipelines can always map retrieved files directly to their parent collateral.
Fixes
Restored ‘Physical Size’ and ‘Unit Scoring’ Data Points for Rent Comparables
Multifamily rent comparables now fully score average unit size, total building area, and unit count whenever both the subject property and candidate comparable have these values.
A recent issue caused comparable ranking to evaluate only property age, geographic coordinates, and asset class, omitting physical scale from the calculation. The score breakdown view now displays all six profile criteria along with their percentage differences and assigned weights, restoring balanced scoring and accurate grade assignments for prospective comps.
